Pre-Purchase Pest Inspections – General Information
We take our time over inspections – 1.5 – 2 hrs for an average home – to make sure we carry out thorough inspections. We work for you as our customer not the real estate agent selling the property.
As with all reputable inspectors, it is a requirement to have a pre-inspection agreement signed before we can carry out a pre-purchase pest inspection. This ensures that you understand what is involved in the inspections and provides you with important legal protection.
It’s important to understand that these inspections are VISUAL inspections. We are not allowed to move any items or damage any surfaces to get a better look. If we have an area of concern we will recommend requesting that the seller allows an additional inspection to address the concerns.
- We are specialist timber pest inspectors
- Our inspectors are experienced and fully licensed and insured to carry out pre-purchase timber pest inspections
- All inspections are carried out to Australian Standards (AS 4349)
- The comprehensive inspections include indoor areas and outdoor areas within 30m of the main building
- We're happy for you to attend the inspection and discuss the findings with you afterwards
- Comprehensive 20+ page reports with photographs and recommendations
Buyer beware! Some sellers will try and hide detects and problems with their property by blocking access to areas. If we suspect something suspicious we will note it in the reports.
Timber Pest Inspection Information
The main difference between a pre-purchase timber pest inspection and a termite inspection, is that the pre-purchase pest inspection is looking for timber pests – termites, borers and wood decay – not just termites.
- Inspections are carried out according to Australian Standards AS 4349.3-2010.
- Inspection inside (room by room), outside, roof void*, sub-floor, garage and gardens
- Use of moisture meter to detect leaks or areas of moisture behind walls
- Use of motion detector and thermal cameras to investigate areas of concern (Termatrac)
- Report on the presence of timbers pests, timber pest damage and any construction issues or conditions that make a timber pest attack more likely
- Recommendations on any treatments and remedial actions that should be carried out
* Please note: Updated Electrical Safety Regulations which come into effect from 1st January 2025, require AllPro Pest Control to turn off all power before accessing the roof void. AllPro Pest Control will not be held liable for any loss or damage that may occur from this. Additionally if no access to the roof void is made limitations to any warranty provided will apply.

Pre-purchase building inspections will check for any issues or hazards with the property before purchase or bidding at an auction.
- Inspections are carried out according to Australian Standards AS 4349.1
- Inspection inside (room by room), outside, roof void, sub-floor, garage, outbuildings, decking, steps, paths, driveways, fences, retaining walls and drainage
- Use of moisture meter to detect leaks or areas of moisture behind walls
- Report on common building defects that are identified during inspections including rising damp, leaks or draining issues, cracked walls (which may indicate wall / soil movement), leaking roofs and safety hazards.
- Recommendations on any remedial actions that should be carried out
